Integrated Project Delivery (IPD)

Integrated Project Delivery is a relatively new way for owners to achieve their project goals. It integrates a project delivery team’s people and practices to more efficiently use the team’s talents and insights. A properly executed Integrated Project Delivery yields effective collaboration among the project owner, the prime designer and the prime builder.

Tom Owens from our firm has been on the leading edge of IPD, advising on one of the first, if not the first, three-party IPD agreement in the United States: Palo Alto Medical Foundation San Carlos Center in 2007 and its restart in 2011. We have advised other clients on three-party IPD agreements, as well as on strategies to achieve IPD without a three-party agreement. While we believe three-party agreements provide the best path to maximize IPD benefits, in some situations those agreements are not feasible, but collaboration among the project owner, the prime designer and the prime builder can still be achieved.
